1. What Turnkeep is

Turnkeep is a coordination platform that helps short-term rental hosts document turnover standards for their properties — reference photos, areas, checklists and periodic tasks — and share those standards with the cleaners they invite. Hosts use it to describe what "ready" looks like; cleaners use it to see exactly what is expected at each property they work on.

Turnkeep is a tool for coordination and record-keeping only. Turnkeep is not a party to any cleaning arrangement between a host and a cleaner. We do not employ cleaners, we do not direct or supervise their work, we do not set their rates or schedules, and we do not process payments between hosts and cleaners. Any agreement about cleaning work — including price, timing, and quality — is solely between the host and the cleaner.

Turnkeep does not guarantee cleaning quality, property condition, the accuracy of any checklist or photo, the conduct of any user, or the outcome of any turnover. Hosts remain responsible for their properties and for the people they invite to them; cleaners remain responsible for the work they agree to perform.

2. Accounts and eligibility

You must be at least 18 years old and able to form a binding contract to open a Turnkeep account. When you sign up you agree to provide accurate information, to keep your sign-in credentials confidential, and to accept responsibility for activity that occurs under your account.

Accounts are personal to their owner. A host account is for people who own or manage properties; a cleaner account is for people who perform turnover work. Do not share accounts between multiple people, and do not create accounts on behalf of someone else without their knowledge.

You must notify us promptly at help@turnkeep.com if you believe your account has been accessed without your permission.

3. Acceptable use

You agree to use Turnkeep only for its intended purpose: coordinating turnover standards between hosts and the cleaners they work with. In particular, you must not:

• Upload content that is unlawful, misleading, defamatory, or that infringes anyone else's rights — including photos of people taken without a lawful basis.

• Store sensitive personal information about third parties (guests, neighbours, or anyone else) in property notes, checklists, or photos.

• Use access information you see through Turnkeep (such as entry instructions a host has shared with you) for any purpose other than the turnover work you were invited to do, or share it with anyone else.

• Send invitations to people you do not have a genuine working relationship with, or use invitations to spam or harass.

• Attempt to access another user's account or data, probe or disrupt the service, scrape it, or use it in any way that interferes with other users.

4. Your content and the licence you grant us

You retain ownership of everything you upload to Turnkeep — property details, access notes, reference photos, checklists, and periodic task rules.

When you upload content, you grant Turnkeep a non-exclusive, worldwide licence to store, copy, and display that content solely to operate the service for you — for example, showing a host their own property records, or showing an invited cleaner the photos and checklists for a property they are connected to. We do not use your content for advertising, and we do not sell it.

You are responsible for the content you upload and for having the right to upload it. Hosts should only upload photos and access details for properties they own or are authorised to manage. We may remove content that violates these terms.

5. Disclaimers and limitation of liability

Turnkeep is provided "as is" and "as available". We do not warrant that the service will be uninterrupted, error-free, or that any particular outcome will result from its use.

To the maximum extent permitted by law, Turnkeep is not liable for property damage, theft, personal injury, missed or poor-quality turnovers, lost bookings or income, or any dispute between a host and a cleaner arising out of their working arrangement. Because Turnkeep is not a party to those arrangements and does not control either side, responsibility for them rests with the host and the cleaner.

Nothing in these terms excludes liability that cannot be excluded by law, including liability for death or personal injury caused by negligence, or for fraud.

6. Suspension and termination

You may stop using Turnkeep and request deletion of your account at any time by contacting help@turnkeep.com.

We may suspend or terminate an account if the user breaks these terms, uses the service in a way that risks harm to other users or their property, or where we are required to do so by law. Where practical we will give notice and a chance to correct the problem before terminating.

On termination, your right to use the service ends. Content you uploaded will be handled as described in the Privacy Policy.

7. Changes to these terms

We may update these terms from time to time. Each version is identified by a version tag shown at the top of this page.

When we publish a new version, the change is tied to your account: the next time you use Turnkeep you will be asked to review and accept the updated terms before continuing. Your acceptance of each version is recorded with a timestamp so there is a clear history of what you agreed to and when. If you do not accept an updated version, you should stop using the service and may request deletion of your account.

8. General

These terms are between you and Turnkeep. They are governed by the laws of the State of California, USA, and the state and federal courts located in California will have jurisdiction over any dispute, unless mandatory local law gives you the right to bring a claim elsewhere.

If any part of these terms is found unenforceable, the rest still applies. Our failure to enforce a provision is not a waiver of it.
